Base price excludes:

• Specification upgrades or client-requested variations

• Resource consents and any surveying or specialist consultants, if required

• Earthworks and retaining walls

• Additional drainage and services (including sewer, detention systems, or water tanks where required)

• Structural engineering and site-specific foundation design

• Builds in SED wind zones and/or coastal exposure zones

• Landscaping, fencing, and external works beyond the building footprint
